Weekly Property Inspection

As part of our management service we will visit your property on a weekly basis, to check the following: - The property exterior including Alarm Systems and all entry points - Gas and mains electricity points - The water supply- confirming with flushing of toilets and running of tabs - Inspection for damp and mould to the interior, check for vermin and infestation - Watering of house and balcony plants On completion of the property inspection our maintenance team will ensure the property is secure and additional inspections will always follow any severe weather conditions, which may affect the condition of your property. A winter house proofing programme will ensure water lines are secure and radiators are set to a safe minimum temperature for the colder season. We provide excellent piece of mind for homeowners with a monthly written report, providing informative updates s on all outcomes of checks and any additional services provided. Written notification will also be given on any required maintenance as well as estimates, with all maintenance work priced at highly competitive rates. Notification will always be given before any required work and maintenance commences.


Monitoring of Utilities and Property Taxes

Our Property Management team will monitor and organize homeowner payment of property utilities including gas, electricity, water, Sky TV and also of annual Property tax. Actual meter readings will be notified to homeowners on a periodic basis and will be provided for the relevant utility companies and the local commune. Periodical reports summarizing all property bills and taxes will also be submitted to owners. Through our well-established Italian Accountant we can assist in preparing declarations of Income tax and payment of Property taxes.


Guest Arrivals and Assistance

The cleaning, airing and supply of fresh laundry and bath towels prior to guest arrival. A 'Meet and Greet' service with our informative and helpful staff, which includes provision of keys and a guide around the property to familiarize your guests with how the property works. Tourist information including booking excursions, activities and transport for your guests. A property inspection on guest departure to check for breaks and damages. Deposits will be retained following any such incidents and homeowners will be duly notified.


24 Hour Helpline Service

Operating 24 hours a day, 7 days a week we offer a well-trained and ready to assist hotline perfect for guests who require immediate assistance. Common problems can easily be solved by telephone including operation of appliances, power loss, lost keys, minor health issues and assistance with local authorities. If an immediate remedy cannot be provided with our telephone hotline our dedicated maintenance team and tradesmen on hand to respond in person to verify and rectify any faults or damage.


Local Visitor Information and House User Guide

A short and informative Visitor guide will be left in each property and updated every 6 months. The guide includes all relevant visitor information including an up-to-date list of transport links, local restaurants, bars, supermarkets and health information with contacts and addresses for emergency services, doctors and local pharmacies. A very useful user guide personalized for each Holiday Property including a map and step-by-step colour photos will show guests how to use the property appliances, as well as what to do in case of a Power cut, domestic information ie: where to place household rubbish.


Condominium Meetings

We will represent our homeowners in all Property management related condominium meetings and will voice your opinions when democratic decisions are made in your absence. The following minutes and outcomes of condominium meetings will be provided in a written English report for homeowner's own reference.

Property Maintenance


Each property requires regular attention and maintenance and our ethos is to deal with small problems before they escalate into much larger ones! If you choose to benefit from our Property Maintenance and Management service then we can ensure your property receives our utmost attention. We have a dedicated maintenance team but for qualified contractors we will always endeavour to source the most reputable and cost effective tradesmen and contact you prior to repair work. We will always keep you up-to-date with regards to the state of your property and of any major work being carried out by sending you up-to-date photos, copies of quotes and invoices etc; to ensure your piece of mind. Year Round Pool Maintenance

Our year-round Pool Maintenance service ensures your outdoor swimming pool is cleaned and treated once a week during the winter months (Oct-April) and twice weekly during summertime May - Sept). Each Pool clean consists of: - The cleaning and disinfecting of the pool - The removal of all debris - Cleaning of the walls and floor of the pool - Check the filters and backwash and rinse them as required - Check the pool level and top up when necessary - Check the chlorine and Ph levels and adjust as necessary with the correct chemicals


Gardening Services

- Low maintenance planting and soft landscaping - Careful planning of terraces and hard landscaping - Installation of an irrigation system

Property Cleaning


We are fortunate to have the services of a professional and dedicated cleaning company, who are able to provide standard cleaning and laundry services prior to and after guests arrival, as well as additional services to suit your individual requirements.


Spring Clean/ Deep Clean

This is one of the most meticulous of cleans and is ideal for giving properties a fresh and revamped finish, especially to properties which have either been unoccupied for any length of time, after a new property purchase, or simply a lived-in property reclaimed after a long term rental period. This clean is also perfect for holiday rental properties, prior to the first arrival of the season. The clean includes: - Deep clean of all floors, terraces and interior rooms - Deep clean of Kitchen including ovens, appliances, cupboards, tiles - Deep clean of Bathrooms - Interior and exterior window cleaning An individual cleaning inventory and quotation will be provided on viewing the property.


Changeover Cleaning

All properties are thoroughly cleaned following departures. This clean includes: - Cleaning of all appliances in the Kitchen including the fridge freezer and cooker and hob - Vacuuming - Mopping of tiled floors - Dusting - Strip all beds and replace with freshly pressed laundered linen - Replenish Bathrooms with toilet rolls and clean bath towels and matt - Replenish Kitchen with clean towels - Remove all household rubbish from the property - Patios and terraces will be swept and outdoor dining furniture cleaned - All dirty linen, bath towels and kitchen tea towels will be taken away to be professionally laundered


Individual Property Clean

An individual clean is ideal prior to homeowner arrival or on a regular monthly basis, and includes: - Cleaning of all Kitchen appliances - Vacuuming and mopping of tiled floors - Light dusting of rooms - Replenish Bathrooms with toilet rolls and clean bath towels and matt - Replenish Kitchen with clean tea towels - Sweeping of Patios and terraces and cleaning of outdoor dining furniture - Watering of plants
